Edgebrook


Edgebrook is located in the northwest corner of Chicago.  This lovely residential area secluded among the greenery of Cook county forest preserves, wildflowers and the Chicago River.  It is also known for its golf courses and public parks making it the perfect family neighborhood choice.  Residents have a strong community pride.

 

 Edgebrook's landmark historic district, known as Old Edgebrook, is well maintained and preserved by local civic organizations and its residents.  You will find the commercial district in the main intersection, but the area is mostly residential. There is not much industry in the area.

Its borders are Lunt and Ionia avenues to the north, Cicero Avenue to the east, Caldwell Avenue to the south, Lehigh and Dowagiac avenues to the west.

 

Attractions

There are walking events, street festivals and holiday parades held throughout the year.  Golf courses are excellent here.  The Chicago Botanic Gardens in Glencoe, Illinois is nearby also.


Real Estate

You will find very well kept and maintained single family homes in the area. Architectural styles include the Colonial Revival and the Queen Anne homes. You will also find larger, mainly post-WWII homes in Wildwood, which is just west of Central and north of Caldwell Avenues. There are more modestly-priced homes in the North Edgebrook area, just south of Touhy Avenue.  The oldest neighborhood, called Old Edgebrook, features several houses on very large wooded lots. Many of which were built in the late 1800's.   In today's Chicago real estate market, buyers have a wide variety of housing styles to choose from including vintages, single-story ranch homes, Cape Cods, georgians, colonials, bungalows and older frame homes.

For the 4th Quarter of 2008, there were 14 homes that sold, and a total of  78 homes that sold for the entire year of 2008, a decline of 44% from the same quarter 2007, and -23% year-over-year.  The first quarter 2009 stats are not out yet, and should be released sometime in April 2009. List prices were slightly under $502,000 in 2008, which represented about the same list prices as the year 2005. Home sellers were willing to negotiate their asking prices about 6.2%.

Transportation

Edgebrook offers plenty of transportation alternatives such as the  CTA trains, expressways and major avenues.
