Englewood

Englewood is experiencing urban renewal and redevelopment.  It's long overdue as many of its building are falling apart and 43% of its residents live below the poverty level.  The best part of Englewood is its close proximity to the Chicago Look, which is only a short five minute drive.   Once a center for the railway and commerce, the area starting seeing decline for many years, but is on the upswing now with development and lenders offering incentives to buyers who want to move into the area. According to Trulia, the median sales price for homes in Englewood for the period Nov 08 to Jan 09 was $33,750. Down 18.7%, or $7,750, compared to the prior quarter and a decrease of 81.1% compared to the prior year. Sales prices have depreciated 64.1% over the last 5 years in Englewood, Chicago.

The median sales price of $33,750 for Englewood is 85.79% lower than the median sales price for Chicago IL. Average listing price for homes in Englewood was $82,765 for the week ending Feb 25, which represents an increase of 6.2%, or $4,829 compared to the prior week and an increase of 4.8%, or $3,777 compared to the week ending Feb 04. With projects in the works for low income and public housing apartments by Developer Mercy Housing Lakefront which has been approved by the Chicago Housing Authority's Board of Commissioners, the area is catering to the low income residents as well. The development will have 99 studio apartments, 50 of which will be leased to residents on the public housing voucher waiting list, and the rest which will go to residents making less than 30 percent of the area median income.  Englewood Apartments is expected to be completed in January of 2010. Englewood apartments will be LEED certified and have a green roof, high-efficiency insulation, energy-efficient appliances and fixtures, rain gardens and native landscape.  If you are looking for affordable housing, Englewood is a good place to start.

 

Neighborhood Attractions

 

The most notable attraction is the Englewood Jazz fest which is held in historic Hamilton Park, and brings together an eclectic mix of internationally acclaimed artists (including Englewood residents) once a year, clearly a tribute to jazz in Englewood and Chicago's South Side. The Festival was founded by Ernest "Khabeer" Dawkins by the way.
