Add Free Listing - Terms and Conditions

Thank you for taking advantage of iTown Realty's FREE limited time home selling option. This option offers you the ability to list your property for FREE in the Multiple Listing Service database with 3 photos. To do this, please review the "Terms and Conditions" outlined below. Once approved, you will need to complete the FREE listing property detail form. After receiving your submitted form, one of our representatives will contact you to finalize the process by completing the state required listing agreement form and related disclosures.

1) The FREE listing is a limited time offer. Once the exclusive right to sell listing agreement is signed by you and iTown Realty, you will be given 6 months to sell your property using the FREE service. After this period of time, you will have the right to continue to use iTown Realty utilizing iTown's proven 3.9% or 4.9% commission options. These full service option packages will require an exclusive right to sell listing agreement. 2) The FREE listing service means that NO commission is due to iTown Realty upon sale of your property. With this service, you are still obligated to pay a cooperating commission of 2.5% of the sales price to the buyer's realtor IF they bring you a buyer. iTown Realty does receive a $200 processing fee but this is subtracted from the cooperating commission paid to the buyer's realtor. If you are able to sell the property on your own without realtors, you will not be charged anything. 3) The FREE listing service is an exclusive right to sell listing agreement between you and iTown Realty. With the FREE listing service, iTown offers NO services except for entering your property information along with 3 photos (provided by you) on the MLS (Multiple Listing Service) and assisting during the offer and negotiation process. You will be responsible for taking all phone calls for showings and completing any advertising. 4) You will be required to complete all of the state required residential disclosures forms in a honest manner. An iTown Realty representative will contact you to go over these forms as well as the exclusive right to sell listing agreement. 5) If the buyer is going to make an offer and has a realtor, please inform the realtor to fax the offer to (847) 750-0490. iTown Realty will forward these offers to your designated email account.
